Land registry law includes a set of legal rules that regulate the registration of various legally permitted rights to real estate in the land registry. In the land registers property rights on real estate are entered, such as the right of easement, encumbrance right, right to construction, and lien. In addition, the Land Registry Law Act includes legal rules governing registration and pre-registration in land registers, records of personal relationships, records of legal facts, orders of registration, etc. Extracts, prints, and transcripts from the land register have the status of public documents, and according to the law, it is considered that the land register accurately and completely reflects the factual and legal state of the land.
There is only one type of property ownership, however, the Law on Ownership and Other Property Rights in Real Estate foresees the existence of different rights, among them: the right of easement, the right of property encumbrance, the right of construction and the right of lien. Ownership of real estate is acquired by entering ownership in the land register or land register, and not by entering into a legal transaction itself. It is important to note that ownership of real estate arises or ends based on a legal transaction, such as the purchase, sale, or donation of real estate, and it can also arise or end by a decision of a court or other competent authority, by inheritance or by law as in the case of inheritance.
